Coming up for lease for the 2020 season is a beautiful, fertile, productive, organically-managed slice of prime Willamette Valley farm ground. One hundred forty eight (148) flat, level acres of rich, deep topsoil with a family history of over 50 years of holistic stewardship. Always organically managed, even before organic was a thing, no chemicals or synthetic fertilizers have ever been applied on this piece of land.

In 2019, approximately 90 acres were cultivated to grow high CBD and high CBG industrial hemp. Despite late planting and many setbacks, the land still produced a bumper crop of very high quality flower; while at the same time, the shelter belt in which this property is tucked prevented any mold or powdery mildew from affecting the plants. This is a uniquely well situated farm for this particular crop, especially for the Willamette Valley.

This year we leased water rights from a farmer up the road and had way more water than we needed to last through the season. The property sits along the Little Luckiamute River which is where we pumped from. After speaking with the water district & the water master, and a local hydrological consultant, we are applying for and getting a groundwater right and installing an agricultural well on the property for the coming season and beyond. This will ensure a more than sufficient year round supply of water for all the agricultural activity on the land.

This lease will be contingent, obviously, upon the agricultural well being installed and operational before the start of the 2020 growing season.

The nearest town to the farm is Monmouth. Salem is about 30 minutes away, and Corvallis and Albany are also both about a 30 minute drive from the property.

This farm was leased by the Crawford brothers of Oregon CBD Seeds in 2018. This year, 2019, the farm was leased by another very large vertically integrated CBD company, who are also part of a nationwide group of breeders. Now is your opportunity to up the ante and grow your business.

The current lease on this land ends on December 31st, and we intend to line up a new tenant by the beginning of the year. The price on the lease is $1000 per acre, flat rate, paid in full up front. This is an all or nothing deal, we are not going to deal with leasing out smaller sections. The total cost of the lease is $150,000 for one year. There is a two year option at a discounted rate of $250,000. We are open to hearing other offers and creative arrangements; however, most likely any deal will require a significant upfront cash deposit.

We are offering a 7.5% finder’s fee to anyone who brings us a successful lessee.
