Following is a list of everything that comes with this Turn Key Operation.


Current Grow House:

Is 28′ x 40′ (1,120 sq. ft.). It has 9′ ceilings and is completely heated and air conditioned with a 2.5, 3 and brand new 4 ton units. The main entrance is a clean room that connects to the restroom or water/nutrients room and both connect to the 1st grow room that is set up with 12 HPS & LED, with room for 6 more. The back room has a connecting door or its own entrance, the new 4 ton heat & air and will handle 9 lights in that room. The storage/water room has a 275 gal. reservoir fed by a commercial R/O system. All light ballasts are electronic and 16″ oscillating fans are mounted around the walls. There is an underground 400 gal. propane tank. Also there are thousands of dollars of future supplies and growing equipment in stock.


New multi-use grow building:

This was designed for maximum efficiency in heat, cold and cleanliness.

It consists of 8, 40′ (2,560 sq. ft.) insulated (Refer) Hi-Cube (9′) shipping containers with all inside walls stainless steel. They have raised aluminum floors with built in floor drains for easy wash out. They are welded down to a big in ground concrete foundation that raises them off the ground (all this means they aren’t going anywhere). Two of them each have a side cut out and they are welded together to make the big main central grow room. Five are butted up to the outside of the double with 3′ door entrances cut in, this puts the double doors on the other end to bring things in and out and to clean them out. The last one is secured to the end with the entrance cut in. This gives you 6 separate rooms to Clone, Mother, Veg., Pre Flower, Dry, Cure and store everything that goes with a Grow operation while all attached to the main double where you grow. This complex was all designed for future growth where you could attach 5 more to the other side of the double for 1,600 sq. ft. more flower space or whatever you need. (A thought), separate secure rooms are advantageous for all the different phases of growing & the diversity of strains you might grow, also for plant health & isolation.

The Beautiful House:

Numbers first, first floor 1,800 sq. ft., second floor 900 sq. ft., 3rd level 144 sq. ft. for a total of 2,844 under heat & air. There is 784 sq. ft. of covered porch. It is a 3 bedroom, 2 bath and fireplace downstairs, with a bed, office, pool table and TV area on the second level with 30′ of enclosed storage on each side. The 3rd level is a great windowed observation area that can be used as a bedroom also. There is a 1,000 gallon underground propane tank and an emergency generator room outside wired into the main panel. The pictures do the best at showing how great it is, also nothing beats the sound of rolling water over the boulders from the creek right out the back door while sitting on the porch. The house comes fully furnished. All of this is nicely separated from the activity of the growing business. (More pictures available.)


Outside Grow Area:

There is a 10,000 sq. ft. fenced in (8′) area set up to grow 100’s of plants in ground or pots. It has 2 sheds for material and supplies. There is a 12′ x 100′ frame work setup for shade cloth or plastic to transition plants from inside veg to outside flower.

Extra Buildings:

1. Two standard 8 x 40 shipping containers. They are set up level & squared and 45″ apart to do a 1,800 sq. ft. roof over for a large workshop. Electric pole in place with street light.

2. A 62′ x 20′ roofed and enclosed storage area. There are 12 5’x7′ storage rooms accessed from the outside and 4 vehicle or equipment covered areas, 2 are 10’x21′ & 2 are 10’x 20′.

3. A 1,150 sq. ft. pole barn to be enclosed for future Grow house.

4. A prefabbed heavy duty metal greenhouse 40’x65′ (2,600 sq. ft.) with 20 windows & doors to be assembled.

5. A 12’x32′ tool & supply work shop with drive in ramp on end. It has its own electric supply pole and there is a 12’x32′ metal lean-to attached to the side for storage of metal and wood.

6. Two professionally built fowl and chicken coops, 7’x17′ & 9’x12′ with attached outside runs. A feed and water tank storage shed.

7. Two concrete slabs, 30’x42’ & 10’x20’.

Other real big pluses, no city taxes, my county taxes last year were

$22. and “O” building codes, it can’t get much sweeter than that.
