We are listing Morgan Road Dispensary for sale! $1,000,000 OBO! The store is located in central West OKC on a main street with a traffic count of over 15,000 cars daily. The average annual median income in the immediate area surrounding the store is $85,800, which is over $50,000 a year higher than the the state average of $33,303. Company is currently profitable and generated $250,00+ in revenue the first quarter of 2024. During that time we completed 6,221 transactions with an average cart price of $40.37. We were awarded the honor of being the “Best Dispensary in the Mustang Area” according the the Mustang News Paper People’s Choice Awards in January 2024, and we were in the “Sweet 16” Best dispensary’s of Oklahoma March Madness Competition, so according the the patients this is the best dispensary in the area and one of the 16 best dispensaries in the entire state of Oklahoma.

The Dispensary is located in a multi business strip that includes a barber shop, a massage parlor, a boutique/spa, a pho restaurant, an accountants office (also the landlords office), a photography studio, a nail salon, and a donut shop. Total space is 2200 SQFT and is split into two equal 1100 SQFT spaces. The spaces are leased and rent is only $2750 a month for both spaces, The lease is still active until March of 2025. Landlord recently built a second strip located directly next door. The building is complete and he is currently filling it with tenants, the first of which is a Marco’s Pizza that opened in February of 2024 This means several new business will soon be adding even more traffic to the shared parking lot. There are several major projects underway within a 1 mile radius of the store that are sure to increase traffic in the surrounding area. This store is located in the prefect location to capitalize on that traffic. A few of those projects include: 0.9 miles west, a 12,000 seat amphitheater is being built and is set to hold 85 events during the summer of 2025.
