The facility is located in a safe and secure area of the City.  The space is inclusive of a fully built-out 2,600 SF cultivation facility within a 8,400 SF premises for lease.  Some advantages of choosing Millville for your cannabis business are:
There are no licensing fees imposed by the City upon cannabis businesses;
There is not a cap on the number of licenses the City will issue;
The licensing process is extremely easy; simply submit your Conditional License and a water consumption plan (I will provide a pre-approved plan), and you will receive a letter of support; and

The space is a basement unit; thus, it is extremely well insulated and secure.  Moreover, there are no windows for any light or odor leaks; or security breaches.  Furthermore, the entire unit is protected with a fire sprinkler system.

Approximately 2,600 SF of the premises is fully built-out for a turnkey microbusiness cultivation facility, inclusive of a 1680 SF flowering room, 800 SF vegetative room, and approximately 120 SF cure/ cannabis storage room.  All electrical, plumbing, drywall, painting, fire-rated steel doors, and air-tight insulation is already installed (see attached pictures and floor plan).

The remaining 5,800 SF is semi-finished, with some electrical outlets installed, along with fresh water connections, and waste water discharge points.  This area has elevator access, and a private outdoor egress with steps leading to ground level.

The space includes tens of thousands of dollars in cultivation materials, such as: grow trays and reservoirs, tanks, dozens of pallets, and thousands of pounds of expanded clay pebbles for your hydroponic growing medium.

The requested lease term is four to five years.  The lease rate is inclusive of triple net expenses until January 1, 2025; however, tenant will pay for all utilities consumed.
