All electrical, plumbing, drywall, painting, fire-rated steel doors, and air-tight insulation is already installed (see attached pictures and floor plan).
The remaining 5,800 SF is semi-finished, with some electrical outlets installed, along with fresh water connections, and waste water discharge points. This area has elevator access, and a private outdoor egress with steps leading to ground level.
The space includes tens of thousands of dollars in cultivation materials, such as: grow trays and reservoirs, tanks, dozens of pallets, and thousands of pounds of expanded clay pebbles for your hydroponic growing medium.
The requested lease term is four to five years. The lease rate is inclusive of triple net expenses until January 1, 2025; however, tenant will pay for all utilities consumed. First month’s rent and two months security deposit are due at lease execution; however, I am offering a two month rent abatement to assist you with carrying costs while your application is being processed by the NJ-CRC.
