Both 3rd and 4th floor will require some work depending on your requirements. The floor has many small rooms approximately 10 x 13; which were planned to remove the walls in between the rooms to make the rooms larger. Forth floor has apparent water damages. all the ceiling has to be removed but for us was fine because we needed the height anyway. Some minor repairs would put it back in place. Unfortunately a bad roof has deteriorated this floor; but nothing that cannot be patch up. 

While the roof cover must be replaced and some windows must be repaired or replaced or find a solution to cover it; the building has lots of profitable potential for the right person. We needed all the windows covered anyway so we were not concerned with the repair or replacement we just found a simple esthetically correct and low costly solution. The building has an elevator; which was installed back when the building was built in 1925. The last occupant of the building couple of years ago it was properly working. However, we do not know the condition of it or what needs to done to it to make it work. 

Whether you want a dispensary, grow house or a processing or any combination of them this place is perfect for it. We are letting it go because one of the partner left and now we don’t have the capital to finish the build up. That’s the reason to let go this jewel. Zillow has it pre-estimated valued at $400K+ even with the additional capital required to get it ready you will be at least $100k in solid property equity; which means that it is a good real estate investment for whatever you decide to do.
