Opportunity to acquire 110 acres of ranch land in San Luis Obispo County with a CUP for a vertically-integrated cannabis operation, including cultivation, processing, manufacturing and transportation of cannabis and cannabis-derived products. The site plans include one acre of outdoor cultivation; 22,000 square feet of indoor cannabis cultivation within three new greenhouses of 10,080 square feet each; a 7,150-square-foot microbusiness building with 1750 square feet allocated to cannabis processing (drying, curing, trimming, rolling, storing, packaging, and labeling), 600 square feet allocated to a nursery, 600 square feet allocated to non-volatile cannabis manufacturing; and the remainder of the space to be used for an office, restrooms, storage of equipment and cannabis waste storage. The site is improved with a residential building, a barn, solar panels, PG&E electricity, water rights and septic. The CUP includes ancillary transport to allow for the transport of cannabis grown on site to testing facilities and to other licensees. The site plans also include installation of four 10,000 gallon water storage tanks for irrigation use and fire suppression and installation of a 100 square foot water pump house. The project would use an existing well for water supply. Solar panels estimated to produce 27,000 kW annually would be installed on the roof of the microbusiness building. The plans for security and odor management are robust and included in the purchase. The ranch is located approximately 40 minutes off the 5 Freeway, in a remote but accessible location, ideal for cultivation and transport of cannabis. Noncannabis uses possible, including solar and other agricultural. NDA and POF required.
