Rare opportunity to step into a turnkey operational three-tier wholesale facility (Hydroponic grow, C1D1 lab, and edible kitchen all under one roof in the Arizona market where it’s Recreational and Medical. 

Roughly 26,000 sq ft. block building with total interior and exterior renovation completed in June 2020. Full project was investor-funded, including the purchase of the property located just 90 miles NE of Phoenix. 

There are eight (8) existing grow rooms (315 lights), full Hydroponic system with and each room produces four harvests annually. 

Currently we are producing branded products for our top shelf flower, concentrates (Live Resin, Diamonds, Distillates, Live Resin Pods, Shatter) as well as White label products for wholesale.  Both branded (more as we grow) and White Label is on the shelf at roughly 30 dispensaries located throughout AZ (adding new dispos every month). 

We received our Authority To Operate (ATO) on the grow in August 2020 with plants (clones) being immediately transferred to the facility day of ATO, and our second ATO on our Concentrate C1D1 Lab in April 2021. 

Our master grower is an expert in both Aero and Hydro-grow with perpetual cloning for over 20 years.  Some of the top genetics in the state are direct from our master grower, and now are all in house.


The real estate is also part of the package that we own along with all grow equipment, lab equipment, kitchen equipment, existing plants, clones, genetics, brands, and dispos in place will all be part of the package (DEBT FREE).  The master grower will stay on up to 24 months with existing facility team (negotiable) until buyer’s grower is acclimated. 



An additional 2000 sq ft. of grow room(s) can be added to the upstairs space as we are in the engineering plan phase, and there is space on our property for an additional 12000 sq ft. -15000 sq ft.  grow room(s) building also in the engineering plan phase.  Both future expansions have verbal approval from the town council, and an additional 3000+ amps are available for new additions when needed.

4)  Nursery, Cure Room, Trim Room, Weight Room, Water Room, Storage Rooms, Safe Room, Employee Break            Room. Cameras interior/exterior, Alarm with Police and Fire one block from facility.  Our facility is one of the        top compliant in the state per ADHS.


Currently we receive $2200 lb- $2400 lb for White Label, branded packaging jars with 1/8ths for $2624 lb, $2700 lb 1 gram pre-rolls, Live Resin branded packaging $20 gram, Shatter $10-$12 Gram, Distillate $15-$20 gram, Live Resin Pods $22.50 Gram. 


Contracts are also in place for toll runs with our concentrate lab with several grow facilities in AZ (we keep adding).  The lab is increasing production (revenue) every month and the edible kitchen will launch with pre-sales as our brands fill the shelves of the dispo(s) and fly off those same shelves.
