A yearly dividend of 14% per annum (minimum) will be paid to shareholders from net profits on all land acquisition, development and/or re-sale of various parcels. 14% yearly dividend paid to investors by the Trust. In addition , based on investors ownership, a 2.722% of the net profit will be paid by the business yearly as profit and losses are calculated. All investments offer a security interest in the property equal to the investors investment.
Our initial offering will raise 380,000 dollars through the sale of shares in the Real Estate Investment Trust LLP (Limited Liability Partnership). This capital is used to purchase the REIT’s 1st parcel; a 10.3-acre working Cannabis farm in South Central Oregon (Grants Pass Josephine County).
Shares will not be traded on a public securities exchange and are not generally liquid. Redemption programs for shares vary by company and may be limited, non-existent, and/or subject to change. An investor will always hold tangible (land or improved) property as collateral for their investment.
Brokerage costs will vary by grouping, but may include formation fees, annual management fees and a percentage of profits in the form of a “promoted interest.”
Typically our efforts will be managed by the REIT partners. Occasionally some development efforts will be externally advised and managed.
$15,000 – $25,000; determined throughout issuance based on defined group purchase rules and includes a maximum cap on investors to 18 investors.
Generally, exempt from regulatory requirements and oversight, unless managed by a registered investment advisor under the Investment Advisers Act of 1940.
Investors generally re-elect directors. Elections occur once per annum.
