Area Description

Morenci, Michigan is the southernmost city in the State of Michigan.  The southern border of Morenci is shared with the state line of Ohio making it a strategic position in the market place for adult use sales.  Morenci voted to allow medical marijuana in 2017 and recreational marijuana in 2018.  In Q1 2022 there are 5 AU provisioning centers, 2 Class B cultivation permits and 7 class C permits.

Exterior Description

There is a newly-built, 45,000 sf pre-engineered steel industrial building shell.  The building was developed for future cannabis cultivation. The building currently has windows, doors, overhead garage door, and a gutter system in place.  All utilities are stubbed to the building.

Interior Description

The proposed build-out includes three vegetative rooms, twelve flower rooms, harvest, dry, and trim rooms, a mother room, a clone room, a water system room, and two vaults. There are two office areas, a larger office area with private office, open office, conference room, locker room, and  break  room,  and  another  smaller  office  area  with  a  small  private  office  and  open  area.  Another smaller break room and locker room are provided on the opposite side of the building, and there are six total restrooms. Each of the rooms will have a two-tier mobile racking system. The walls will be comprised of PVC wall board that can be easily sanitized. Trench drains will be installed in the concrete floor. Lights will be ultra-efficient VoltServer LEDs and a Dosatron system will be installed for fertigation. Each of   the   growing   rooms   will   have   its   own   ductless   HVAC   system   with   air   ionizers,  both   dehumidification and humidification, and each rooms’ climate will be controlled individually.
