The home is a 14’x80’ newly remodeled mobile home sitting on a quarter acre lakeview lot at Grand Lake in Grove, OK. This is also where the grow facility is located.  The home and grow are located in a no restriction HOA that cost $350 per year.  This fee also includes the use of all the water for the year.  This HOA is located in the county, NOT within any city limits.  Just FYI, the adjacent lots to this property can also be bought, they are currently for sale now (if you wanted to expand the operation). 

The grow facility is a 16’x20’x12’ steel building with 2 entry points (which have internal hinges for security purposes).  This grow facility was designed to house and maintain over 1,000 plants.  Inside the building consist of four 16’x10’ individual bloom rooms.  In each room there are roll carts that can hold anywhere from 16 round pots, or up to 32 square pots at one time.  Each table produces an average of a pound of cannabis when harvested.  Harvest is every two weeks.  The bloom rooms are filled with plants coming from a separate double stacked Veg Room.  The Veg Room/area consists of 2 sealed structures, that are stacked one on top of the other, and are 8’deep x 16’ long x 6’ tall.  At their maximum capacity these structures will hold up to 400 square style pots for veg plants. 

The grow building has 2 – ¾ ton mini split AC units, 2 humidifier/internal role in AC units, and a large air wall mount AC unit in the Bloom Room.  The entire building has a large capacity exhaust fan along with each room having 3 individual turbo prop fans for air circulation.  Each Bloom room has 2 light rails that move a thousand watt 1-HPS (High Power Sodium) grow light slowly over each table providing all the plants with individual light time.  This process saves money, and cut down on the generated heat.  It is also extremely efficient for the modern indoor grower.  These rail light systems become a force multiplier, essentially taking one light and making it work as good as 3 lights.  Each Bloom room has a dedicated 240 Volt external timer contently placed in the hall way for you to have complete control, along with ease of use.  This grow operation currently operating on a 200 amp service.

All the Cannabis Strains are included in the sale of this property.  All the plants are grown in organic coco, which is recyclable.  There is an additional pallet with 600 Coco core pre-bagged 3-gallon cubes in the top storage area, along with another 65 1,000-Watt High Pressure Sodium bulbs and ballast.

Grow facility inventory to include; 28 grow light, 260 gallon water reserve tank (inside the building), 600 gallon water storage reserve tank (outside the building), all the appropriate water testing meter, Security Cameras, Security Lighting (All Installed), Commercial Grade – High Volume Electric Trimming Machine, irrigation pumps, heat units, and all equipment currently in use at this facility.

Any and all cannabis grown at this facility can be sold to outside vendors or dispensaries.  However, the business model of the sellers; is to provide their own “Premium Organically Grown Cannabis” to their own dispensary.  This allows them to offer “Farm to Table” path to market.

Kind Choice Cannabis

Located at #3 SE 1st Street, right on, Route 66 in Afton, Oklahoma, this is the one, and only dispensary located inside the city of Afton, Oklahoma. Kind Choice Cannabis is a boutique style marijuana dispensary. “Get Your Route 66 Relief at Kind Choice Cannabis”.  This business comes with all branding and all online marketing.  Afton has a population of 1193 people and is just a short distance from Interstate 44 and Grand Lake.  Afton, OK is North of Tulsa and near the border of Kansas, Missouri, and Arkansas.   With such close proximity to these other states, this business is able to accept reciprocal licensing, including Oklahoma temporary patient medical cards (for out-of-state cannabis patients).
