This property has been used for prior 215 grows and is available immediately. The 215 property to be leased is a few acres of flat land bordering Big River in Mendocino County, part of the Emerald Triangle; suitable for an environmentally friendly, legally compliant 215 Outdoor Grow. It is a large sunny flat piece of land, very private and Off The Grid, nestled within a beautiful valley that is surrounded by towering redwoods and hillside meadows, which is part of a larger parcel of land that I own. The property is conveniently located about 45 minutes west of Ukiah, and about 20 minutes from the quaint town of Comptche. (Note: location shown on map is not actual location) Property features a mountain spring that flows into a spring tank that holds about 5 thousand gallons of water, and which also has underground piping installed for fire suppression purposes, the intake of which stops just short of a private swimming hole located on big river at the edge of the property. It has an existing wire fenced in garden area that has been used by a prior long term tenant for past Medical Cannabis grows, that is already plumbed from the spring tank. This lease includes use of a decent sized drying shed that could easily double as a cabin, and a separate bathroom with shower. There are a number of options for potential Medical Cannabis grow sites on the land to be leased, with plenty of room to construct one or more greenhouses, and install solar if desired. The access road is rustic, and cuts through a shallow section of the river, a few inches high at most during the growing season, but which can be intermittently impassable by vehicle during heavy winter like rains, so a 4-Wheel Drive vehicle is a necessity. I may occasionally access the remaining non-leased section of land and house situated at the edge of the parcel, but will not be doing any gardening myself. I’m looking to lease to a respectful, “low key” tenant with a valid CA ID and medical recommendation, with no violent felony convictions, who will keep up-to-date with, and follow all applicable laws and county guidelines governing the use of the property.
