Original Indian Meadows, LLC previously known as Bottle Rock Herbal Medicine’s (BRHM) property sits on a total of 61.8 acres of private land, with 3 acres of permitted cannabis canopy area within a fenced 230,000 sq. feet of cultivation space. Property State Licensed for 2 season. State license needs to be renewed annually.  Landowner has the Major Use Permit that runs with the land.   Water Supply:  Existing Well and Kelsey Creek. Sewage Disposal:  On-Site septic system to accommodate for commercial use and ADA compliant Toilets. The property boasts: 2 barns, 14-star gazing bungalows, swimming pool, cafeteria, restroom/shower rooms, pump house; with water storage tanks, and a freshwater pond with 10-acre feet of water when full.

Independently evaluated, and inclusive of the added value the amenities bring to the property, BRHM is seeking an buyer who wants to purchase  3 acres of canopy space within a 230,000 sq. feet of fenced cultivation area, (planter boxes, soil, 4 propagation areas 24 ft x 100 ft, irrigation lines and hoop houses have been built out within the 230,000 sq. ft fenced area) nestled within a resort facility on 61 acres in Lake County California.  And use of self distribution license. County tax is $0.55 per square foot of canopy space per year in 2022. And no State Tax! Hoop houses are considered outdoor cultivation tax rate in Lake County!  This cannabis business includes , hoop houses,  4 propagation areas, planter boxes and plastic water storage containers, dehumidifiers, agitators, fans, plastic and shade cloth with use of the Major Use permit that runs with the property within a 230,000 sq. feet cultivation area.  Annual lease is for the cultivation area @ 11.6 cents per square foot/month. This is $320,000 per year.  At the time of execution of the lease, the first years rent  and cultivation tax for Lake County Community Development Center needs to be paid up front,  and a $60,000.00 security deposit needs to be paid. Other parts of the facility are rented by the square foot.  Bungalows are rented at the rate of $1.00/sq. ft per month for the season.  Barns are rented at $2.75/ sq. ft /month for the season. Landowner is willing to lease the cultivation area and a variety of accessory buildings out for a couple seasons until our buyer purchases the business and equipment.
