We have land available for lease to a LICENSED grower looking to expand or transfer their cannabis or hemp growing operation. If you are looking for a covert site to grow illegal cannabis/hemp, don’t ask! This is a great spot to farm but we don’t need/want the hassle of an illegal grow operation on the property.
The farm sits on 5 acres outside of Cornelius and has three sunny, south-facing, grassy, acres available. There is also one acre of older doug firs next to the pasture. The farm is secure, remote, on a dead-end paved road, yet close to town. I can help you develop your security plan/cyber plan as well.
Currently, there are temporary greenhouse structures from the previous hemp growers. If you wish to use them, you will need to provide plastic sheeting. If you would rather build a more robust greenhouse infrastructure, let me know and I will remove the existing frames ASAP.
There is no available housing on-site; the current home is occupied. Temporary parking is available – No utility hookups. The property is zoned AF-5. Zoning prevents building another permanent living structure. We get most queries from people who want to park an RV and homestead; this is not what we are leasing. Please don’t ask.
Available Water / Irrigation
The well is a residential well and there is NO AGRICULTURAL WELL on site. We maximize Oregon’s climate to take advantage of rainwater harvesting methods such as rainwater collection, bioswales, and other conservation practices. I will also be digging an irrigation pond on the forested acre. We are adding an exterior 2500 gallon tank for rainwater collection as well. The last farmer had trucked in water. The approximate cost was $250 for 3800 gallons delivered.
Buildings and Structures Available for Farm Use
There is some livestock infrastructure still in place. The structures could use some improvement but are serviceable and immediately usable.
Outbuilding with tool storage, potting shed, and large chicken coop.
Barn has a connection to PGE but you will need to replace the breaker box and repair the wiring if you wish to use it for growing. The barn has storage, a loft, 2500 gallon water storage tank. We are adding an exterior 2500 gallon tank for rainwater collection as well.
The property is fully fenced but it’s not suitable for protecting grow sites or repelling deer.
You are responsible to obtain all OLCC permits before planting hemp or cannabis. This will be rigorously enforced by contract.
Price Per Acre, per month
- Cannabis or Hemp for all three acres for $3500 per month including all facilities
- Prefer a multiyear lease especially if you plan to build infrastructure

OLCC: I get at least 3 calls a week from people who want to grow illegally on our property and we’ve left a lot of cash on the table turning them down. I suspect that many people wouldn’t think twice about taking it and letting “weed grow on the down-low.” As long as you make it impossible for new farmers to get licensed and enter the market the underground pot industry will keep expanding.
