There is a fully automated water system with drip, micro sprayers and hose bib options; along with posts and steel cables across the entire acre to put shade cloth up 10’ above ground level, during the hottest weather. There are six 3000 sq. ft., dual frame engineered, steel, light dep greenhouses, containing 10,000 sq. ft. of registered canopy. Clear tarp goes on the outer frame, black out tarp on the inner frame, for shading. The greenhouses have exhaust fans, wet walls, supplemental string lights for vegging and a fully automated water system with micro sprayers and hose bib options. An additional six similar greenhouses and an additional 26,560 sq. ft. of outdoor flower canopy, can be added at multiple locations on the abundance of flat land throughout the parcel. For drying, trimming and storage, there is a 2500 sq. ft. insulated metal building, built in 2021, with 16 ft. high walls, a one man door and a roll up door. The building has heat, AC and dry racks from floor to ceiling. There is an 1800 sq. ft house on site, with 2 bedrooms and 2 bathrooms, built in 2004, with a single car garage and a large outdoor patio area with built in covered bar, sink and stove. There is strong demand for high quality, sun grown California flower, compared to the more readily available, lower quality flower in the market. The climate of Calaveras county is ideal for outdoor cannabis, and combined with readily available water, the location is growing in popularity with cultivators. An additional 6 similar greenhouses and an additional 26,560 sq. ft. of outdoor flower canopy, can be added at multiple locations on the abundance of flat land throughout the parcel. Seller estimates harvesting 2,700 pounds from the six greenhouses and 2,000 pounds from the outdoor grow, during 2023, which at current prices would yield $3.9 million.
