The operation is broken down into two farms, each with its own Tier II outdoor license.  The upper farm is permitted for 40,000 square feet of canopy which is currently built out to 37,000 square feet.  Infrastructure includes a 6,000 square foot climate-controlled light dep greenhouse that was installed in 2014 and features fully automated shade curtain system, automated ventilation/dehumidification system, 4 raised beds, 1000-watt HPS bulbs, and a 4-zone automatic irrigation system make this greenhouse a growers dream. Modine 120 BTU forced air along with in-bed radiant heating allow you to control the temperature inside the greenhouse. There are twelve 12’ by 95’ hoop automated “Light Dep Solutions” hoops built in 2019. The remaining outdoor space is fully planted out as well. The upper garden includes a separate 10,000 square foot nursery with four 12’ by 95’ hoop houses built in 2018. The upper lot has its own irrigation well and holding tanks totaling 30,000 gallons, along with a 2,500-gallon conical tea brewer for feeding. An on-site spring-fed pond with water rights offers additional water storage and appropriation. The upper lot’s drying building is 40’ by 72’ with cement flooring, spray foam insulation, dehumidification, heat, and commercial chillers capable of rapidly cooling the space. The building is divided into a 56′ by 40’ drying room and 2 trim/germination rooms totaling 16’ by 40’.

The lower farm location is also licensed for 40,000 square foot capacity.There is a drying shop measuring 35’ by 60’ that has dehumidification, heat, foam insulation and cement floors. It has its own irrigation well and shares the water rights from the pond and has a capacity of 12,000 gallons in additional holding tanks. 2,500-gallon conical tea brewer for feeding plants as well. 

Irrigation water is provided by two irrigation wells and a reservoir, and benefits from year-round nursery rights.  A combination of Logan Labs, Blue Fox Ag Services, and Soil Scape Solutions have tested and amended the native soil with Organic input. Additionally, the native soil is a rich forest humus chalk full of biochar from a fire that cleared the growing areas in the mid 2000’s. The soil, elevation and microclimate make this a wonderful property to consistently produce world class crops.  

Generators are the primary source of electricity and provide ample power for the current operation. There are two generators included, one is a 75 KVA and the other is a 45 KVA.  There is a separate solar system as well that provides power to the dwelling. 

This property includes a 3 bedroom and 2 bath double-wide manufactured home for the farm operator or caretaker, and is located on the upper farm. The house has an open floor plan, with a walk-in pantry in the kitchen which opens to the main living space.  On one end of the house is the master bedroom with an on-suite spacious bathroom which includes a stand-alone shower and separate soaker tub. Located on the opposite side of the house is the additional two bedrooms and bathroom with shower-tub combo.

Additionally located on the property is a small office building, tool shed, and employee break room. Two proposed shops have been purchased and will be constructed in time for this year’s fall harvest, one at 2,275 square feet and one at 3,200 square feet in the area above the nursery (included in sale price).
