Overview
Purpose-built and wholly-owned, ~12,400 sq ft cannabis facility situated on ~3.2 acres of owned, heavy industrial zoned land in BC near Vancouver
The asset includes ~8,600 sq ft of greenhouse cultivation (sealed polycarbonate for indoor quality with a sunlight subsidy, 26’ peak, 13’ under truss) and a ~3,800 sq ft processing building with 12’ ceilings, designed to EU-GMP standards with a clear pathway to full certification within ~12 months
The facility is fully constructed and operational, currently supporting year-round processing, packaging, storage, and sales, with seasonal cultivation in place.
Current operations include drying, curing, fresh frozen handling, bulk packaging, labelling, finished packaging, and sales into provincial distribution channels.
Ongoing dried flower sales at ~$5/g wholesale from initial summer crop, with early recurring orders and provincial expansion underway.
Facility approved for a Standard license but operating as Micro (to save regulatory fees), and immediately reversible to Standard.
The site is supported by robust infrastructure, including 1500A / 600V 3-phase power (~1.5MW capacity @ $0.0675/kWh) and 120kVA backup generator systems for critical operations.
~$7M was spent on the build out and fit out cost, with ~$600K of specialized equipment.
The property offers significant expansion potential, with the ability to add ~4,300 sq ft of greenhouse immediately and scale up to ~48,000 sq ft total buildable area under current zoning..
